FURTHER INFORMATION & CONDITIONS OF USE

CERTAIN ASPECTS OF A BUILDING PROJECT ARE SPECIFIC TO YOUR AREA, TO YOUR LOCAL REGULATIONS AND TO YOUR SITE RESTRAINTS. NO GENERIC SET OF DRAWINGS CAN EVER ADDRESS ALL OF THOSE SPECIFIC REQUIREMENTS.

AS SUCH PLEASE NOTE THAT SITE PLANS, DRAINAGE PLANS AND OTHER VIEWS ARE NOT INCLUDED IN THESE SETS OF PLANS DUE TO THE SPECIFIC NATURE OF THOSE VIEWS. PLEASE CONSULT YOUR LOCAL DRAFTING SERVICE FOR THESE ADDITIONAL DRAWINGS AND FOR ANY OTHER DOCUMENTATION THAT MAY BE NECESSARY FOR YOUR CONSENT APPLICATION SUCH AS SPECIFICATIONS AND SUPPORTING DOCUMENTS FROM OTHER CONSULTANTS AS REQUIRED. NOTE THAT MOST PLAN SETS OFFERED HERE HAVE TEMPLATES OF THE SITE/DRAINAGE PLANS THAT CAN BE COMPLETED BY A DESIGN PROFESSIONAL.

Complete your own Site Plan / Drainage Plan. For satisfactory thermal performance, orientate the building to true north (not magnetic north) or within 15 degrees east or west of true north. For Northern Hemisphere locations; face true south or within 15º east or west of true south.

FOR A SEAMLESS STRESS FREE PROCESS, PLEASE USE PROFESSIONAL SERVICES TO HELP YOU WITH YOUR BUILDING PROJECT CONSENT APPROVAL, THERE IS A MINE FIELD OF ISSUES TO SORT OUT ALL REQUIRING IN DEPTH KNOWLEDGE OF YOUR BUILDING CODES AND LOCAL AUTHORITY RULES. BUILDING CONSENT APPLICATIONS INVOLVE COMPLEX PROCEDURES, PLEASE AVOID STRESS AND DISSAPOINTMENT AND SUPPORT YOUR LOCAL BUILDING AND DESIGN INDUSTRY.

All plans have been drawn and specified for Medium to Very High New Zealand site conditions. New Zealand is subject to a temperate climate with high rainfall and with some areas experiencing very cold winter temperatures. There is frequent seismic activity and frequent high wind events in many areas. A very long coast line also makes NZ subject to high risk corrosion for sites close to the coast. All these restraints contribute to New Zealand residential buildings being designed to very high standards in regard to Structure, Durability, Weather tightness and Energy Efficiency.

All the house plans offered for sale on this website have been designed to withstand these significant environmental conditions (in varying degrees) such that purchasers may be assured of the viability and reliability of these technical drawings. However no generic set of plans can meet a full scope of site conditions so please consult your design professional to confirm if the design solutions included are suitable for your site and particular requirements.

CONDITIONS OF SALE AND USE

These plans are sold on the condition that the customer takes full responsibility for all use of them, they should be regarded as a guide only to prepare approved plans for the subject building to be constructed. Site, Drainage and Location Plans will need to be completed. While full care and attention has been given to their accuracy and authenticity Ecotect Ltd or Solabode Ltd accepts no responsibility or obligation in respect to these plans and drawings.

A close version of this set of plans was used and approved by a Local Authority for a real life building project in New Zealand, however codes and rules may have changed since then such that revisions may be needed to these drawings to gain a building consent in NZ. Codes and rules will vary in other countries so that amendments may also be required to gain a building permit.

Additional documents will no doubt be required for full compliance; these are the responsibility of the customer to provide through their own design professional. A back up service is available for New Zealand customers only for advice/consultation, additional drawings or documents and Building Consent Applications. Please read below for details on that service.

Ecotect Ltd retains the copyright of the design and documentation relating to all projects offered for sale, with the customer being granted a license to use the documents once only for their specific purpose. The customer agrees to uphold the copyright protection of all Ecotect™ Solabode™ documentation at all times and agrees not to copy, scan, fax, photograph, give away or sell any of the Ecotect™ or Solabode™ plans to any person, company or organisation unless approved in writing by Ecotect Ltd.

 

PASSIVE SOLAR DESIGN

Most of the houses (not the ‘Tropical’ collection) offered for sale are designed to use the free energy of the sun to provide the primary heating solution for its occupants. A Log Fire or other heater, if shown, is provided for backup heating only after a day or two of cloudy weather in winter. These designs are suited to temperate climates within northern or southern hemisphere latitudes between 30º and 50º approximately. Cold Arid climates may also benefit but hot-arid or tropical climates are not suitable for this design type. Keep patio doors closed on winter days using only high level opening windows for good ventilation.

Keep good quality curtains closed at night. The 150 thick adobe veneer thermal walls, if shown, may be substituted with 90mm or 140mm thick concrete block or with clay fired bricks or stone veneer. The 280 thick adobe walls if shown may be substituted with 190 or 240 thick concrete block but only if subject to a full engineers design. Find more information on Passive Solar Design.

NOTE: FOUNDATION SYSTEMS SHOWN ON THESE PLANS ARE SITE SPECIFIC FOR LOCAL SOILS AND MAY BE EITHER: OVER-DESIGNED OR NOT SUITABLE FOR YOUR SOIL CONDITIONS. PLEASE CONSULT YOUR STRUCTURAL ENGINEER FOR ADVICE AND PROBABLE REDESIGN OF FOUNDATIONS TO BE SPECIFIC TO YOUR SITE CONDITIONS.
